Is Innovation the Antidote to a Bearish Real Estate Market?

"Innovation occurs and continues to happen in every key industry of the Nigerian economy, from banking to telecommunications, infrastructure to health care, education, entertainment and agriculture. Real estate should be no exception. Smart investors may want to approach innovation from a quick win perspective by adopting and adapting existing technologies to access new markets using digital marketing. Developing a ‘demand relevant property’, and adopting ‘appropriate pricing’ however, underpinned by verifible market data and superior analysis are an effective but often resisted strategy". The year is half way gone. A few factors such as the current monetary and economic realities continue to dampen the projected growth of the real estate market and weaken the appetite of major real estate transactions due to the uncertainties. These are indeed interesting times however and with the new policies being initiated like the flexible exchange rate policy, we believe that confidence will be restored in the second part of the year and provide real estate investors peace of mind in their investments.

The International Women Month #pledgeforparity

March is Women month and the world celebrated International Women Day yesterday, March 8th with the theme #pledgeforparity. The World Economic Forum predicted in 2014 that it would take until 2095 to achieve global gender parity. Then in 2015, they estimated that a slowdown in the already glacial pace of progress meant the gender gap wouldn't close entirely until 2133. The #pledgeforparity is a commitment to take pragmatic action to accelerate gender parity. 

At Fine and Country, we are very excited for this month of March as one of our Corporate Social Responsibilities as a firm is focused on empowering women to be better in every sphere of their lives thereby impacting the society positively.

Our CEO Udo Okonjo was a keynote speaker at the Total Nigeria Plc as they celebrated the International Women Day. Discussing the theme "Women Arising" she encouraged women to go beyond parity and rise in the work place. In light of this, we will be hosting a special real estate series targeted at women who want to take a bold step in real estate investments. The details for this event will be communicated shortly.

We also started a new column in Businessday where Udo Okonjo shared on "Beyond Parity - Women climbing the property ladder". This series will be published twice in a month in Businessday newspaper on Tuesdays so please watch out for it.

Outlook and Predictions of a new economic year

Welcome to our first newsletter for the year.

2015 was an interesting one for the nation as we witnessed a new change of government. For Fine and Country, 2015 saw us launching a new office in Abuja. We also fully leased out the Civic Centre Tower exclusively to leading corporates - Deloitte and another leading multi-national firm; We were appointed the exclusive marketing and lease consultants on the first LEED certified mixed used development in West Africa - Nestoil Tower; and also successfully hosted the Refined Investor Series which had over 200 astute real estate investors in attendance as well as major premium developers in Nigeria of top developments like the Eko Atlantic, Civic Towers, Nestoil Tower, Orange Island. We have great expectations for 2016 and are sure you do as well.

We will be publishing  a preliminary report and prediction for the Nigerian real estate industry in the coming week. Watch out for it.

 "The empires of the future are empires of the mind" - Winston Churchill

Every work of art or building begins with a blueprint, a clear master plan and deliberate envisioning especially when it is an iconic structure like the Renaissance masterpiece 'David' sculptured in 1501 by Michelangelo or the Sydney Opera House described by the UNESCO World Heritage Committee as "one of the indisputable masterpieces of human creativity, not only in the 20th century but in the history of humankind” or the Empire State Building-the 102 storey tallest building in the world for a record 40 years by Architects- William F. Lamb & Gregory Johnson. 

 

As it is with iconic real estate, so it is with building a true democracy- vision is the principal ingredient and foundation.  In Australia, Canada, Denmark or Sweden (countries ranked in the top ten democracies in the world by the Economist Intelligence Unit of Global Country Ranker), free and fair elections, freedom of expressing opinion and participation in political accountability are some of the indices used to measure democratic progress. For these countries, building lasting democratic foundations without a vision would have been impossible. Like Iconic real estate, these countries all have an ethos, a culture, and essence that uniquely defines who they are. They have built their countries on unifying cultures and democratic principles and as a result established countries that are both recognisable and valuable.

Season greetings with love from Fine and Country

It is that time of the year where we look back to see how the year has been, celebrate our wins, correct our mistakes and make projections for the upcoming year. 

2014 has been quite eventful for the industry and the nation at large. From the introduction of the Nigerian Mortgage Refinancing Company (NMRC), the rebasing of the GDP, the new CBN Governor, the victory over Ebola, to the devaluing of the Naira, it has indeed being a very interesting year. The industry also witnessed an increase in property development especially in the commercial and retail sector. Globally, this year has witnessed an increase in real estate transactions especially in Asia according to Coliers International, which is driven by a greater supply of real estate that is finally starting to meet up with the strong investment demand.

To round off the year, the CEO Udo Maryanne Okonjo, was recently awarded the 2014 "Most influential Personality in Real Estate" at the 3rd ADM Award of Excellence which held in Accra, Ghana recently. This award is testament to the merit of her work and dedication to the growth and development of the Nigerian Real Estate Industry as well as her passion for real estate as a means of wealth creation and nation building. We thank every one for their support.

How much are you willing to pay for real estate?

Investing in real estate is more often than not one of the greatest investment anyone will make in his/her lifetime. Investing in quality real estate does not come cheap. Currently, the world's most expensive property - House No. 1 at the Twelve Peaks development in Hong Kong costs US$105.7 million for a 4-bedroom penthouse on just over 400sqm. Outrageous one might say but the question is, what is the determining factor in making a real estate decision? Logic or Impulse? How much will you be willing to spend for the property of your dreams?

Fine and Country has also been awarded the winner of “Africa’s most trusted professional real estate brand of the year in 2014 by African Brand Congress Awards. We thank the organizers of the event and all who voted Fine and Country for this award. The award ceremony is scheduled to hold on the 14th and 15th of October, 2014.

Is Africa ready to host the world's top luxury brands?

For a long time, key markets for luxury goods were located in Europe, USA and more recently Asia, with China leading the trail as the world’s largest consumer of luxury goods. However, growth in China is beginning to slow down and there are concerns that the luxury market there is becoming saturated. Luxury brands are beginning to examine the numbers and turning their attention to Africa as Africans become wealthier. Is Africa ready to host the world's top luxury brands?

The highly anticipated Fine & Country Big Weekend has come and gone, and what a weekend it was! An absorbing conference, a fabulous gala dinner during which over £40,000 was raised for the Fine & Country Foundation, the successful launch of Fine & Country Golf and Fine & Country Fulham, and last but not least, the Fine & Country Warwickshire Gold Cup. It provided a fantastic opportunity for buyers, sellers and real estate professionals to network, have fun and explore business opportunities.

PS - We were fortunate to host Dr. Ayoade Alakija, a Fiji based former United Nations Consultant and public health/tropical disease specialist at our office Fine and Country last Friday August 1st to help educate and dispel the fear of the Ebola news. Our team ranging from the security, drivers to the executives benefited from the education and had an opportunity to ask questions and get clarity. As Dr. Alakija said, we should be concerned, take precautions but not become afraid. Some of the precautionary measures include;

- Washing your hands daily

- Drinking lots of water

- Limiting body contacts (handshakes, hugs etc)

- Avoiding congested areas

Investing in the upper quartile of the Lagos Real Estate Market

After years of sluggish real estate activity in the market generally, it is encouraging to see a renewed sense of confidence amongst buyers and investors in the residential market, especially for brand new buildings in upmarket parts of Lagos. Investors in the upper quartile of the Lagos Real Estate Market  range from category ‘AB’*owner-occupier buyers relocating from previously rented or official accommodation in upmarket locations such as; Ikoyi, Banana Island, Victoria Island and similar environs, to acquiring property in what has become a familiar neighbourhood; to the "empty nesters”, whose primary objective is to scale down to more efficient living spaces; the “luxury migraters”* whose objective is to move up the “prestige location ladder”*, typically moving from addresses such as Lekki, VGC, or other prime mainland locations to a more central and "relevant location”. We are also seeing the “security migraters”* who are typically looking for “lock up and go” properties as a second home alternative to other parts of Nigeria which are now being viewed as unsafe.

With the new crop of exciting development that are changing the skylines such as the brand new Centre Heights, Eden Heights, or the iconic Civic Centre commercial Towers, the question to be answered is, What kind of investor are you?

The year 2014 has begun on a great note for the Nigerian Real Estate Industry with the recent launch of the Nigerian Mortgage Refinancing Company (NMRC) by President Goodluck Jonathan. This has brought a welcome change to the industry that has a housing deficit of about 17million units (with additional 2 million units added each year) and would significantly improve access to housing finance this year. The Social Media Week is starting on February 17-21, 2013 and Fine and Country would be hosting a session titled "Leveraging Real Estate for Social Media" for the 21st century professional.
